The Caribbean for a Grand – Seminar Invitation

Last month we explained how you could buy a dream holiday home in the Caribbean for just a thousand of your Great British pounds.  Unsurprisingly, according to our online tracking system, this was the most read news item in the history of GEM Estates’ newsletters, so we’d like to give you the opportunity to meet us in person to discuss it further at a series of UK and Irish seminars.

By way of a brief re-cap we are marketing three developments across three Caribbean islands namely Barbados, Dominican Republic and St Vincent & The Grenadines, and in each case a freehold property can be purchased for just £1,000.  This payment represents the non-refundable reservation fee and thereafter the purchase is 100% finance. 

In each case a 30% deposit is required within 45 days of reservation and should you opt for finance, not compulsory, the developer will cover the loan repayments including interest until completion and simply add on the cost of those payments to the purchase price upon completion. 

On a property of £200,000 that would mean an additional £7,080 on the purchase price based on an interest rate of 6%. 

However, with some of these properties being 38% below market value coupled with capital appreciation throughout the build process, this additional cost would be more than covered when the property is valued for a 70% loan-to-value mortgage - also available through the developer.  Lastly, every resort involved has a 10% rental guarantee (gross) in place for the first two years after completion (50% of the room rate share thereafter (gross)) generating an income of £20,000 each year, more than enough to cover those mortgage repayments.
